Full Project Management of 24 new-build hotels

BDL has negotiated and contracted with some of the UK’s largest construction companies in the building of their current hotel portfolio.

BDL will assist in negotiating build contracts if required and also assist in negotiating best brand terms for the owner.

IT Infrastructure

Each hotel development is unique and the IT set up needs to be carefully scoped and implemented. With the technology playing a pivotal role in hospitality, the role of a good IT infrastructure cannot be underestimated.

BDL have a team of 5 in-house IT specialists who scope a hotel project in detail and put in solutions that are right for that particular project. These solutions include Property Management Systems, POS Machines, Key Card Systems, Guest Entertainment Systems, Front of House and Back of House Networking and Internet & Wifi Access.

The IT team will oversee the entire IT set up required for a development  and deal with its installation, management and ongoing maintenance

Pre-Opening & Launch

The successful launch and opening of any hotel is critical both to its early maturity and long term success. The pre and immediate post launch period is highly stressful for both the developer and the management team and should only be managed by an experienced team who can:-

  • Quickly implement the quality brand standards along with the appropriate operational standards
  • Recruit and train the right staff quickly
  • Develop a positive ‘can do’ culture within the organisation
  • Market the hotel to the chosen market segments without the usual industry ‘waste’ on promotions and PR
  • Penetrate the key market segments quickly and efficiently to maximize the revenue during the critical early months of trading
  • Ensure customer care is excellent to encourage repeat business and avoid dissatisfaction during the guest trial period
  • Deal with the inevitable property snagging issues during the early period of operation

History of Exits

BDL has had 17 successful exits and has an excellent understanding of complex transactions. These include asset sales, company sales, and sales and leaseback deals.
